October Bto Exercise Include About 3300 Flats Wait Times Less Three Years
HDB has announced that the October Build-To-Order (BTO) sales exercise will offer 9,100 flats, including 3,294 Shorter Waiting Time (SWT) flats. These SWT flats have waiting times of less than three years and will be available in four BTO projects in Bedok, Sengkang, and Yishun. The flats range from two-room flexi to 3Gen units and will also include Community Care Apartments (CCA) for seniors.
Located in Miltonia Close EC, residents can enjoy not only convenient rail access but also a well-connected network of roads and expressways. One of the key roads in the area is Yishun Avenue 1, which serves as a vital link to the rest of Yishun. It also conveniently leads to the Seletar Expressway (SLE), providing drivers with easy access to other major expressways such as the Central Expressway (CTE), Tampines Expressway (TPE), and Bukit Timah Expressway (BKE). With these connections, residents can enjoy seamless travel to various parts of the island, including the bustling Seletar Aerospace Park, bustling Ang Mo Kio, and Woodlands. This launch brings the total number of SWT flats launched in 2025 to 4,690 units, surpassing HDB’s initial target of 4,500 units. HDB plans to offer around 4,000 SWT flats annually over the next two years in order to address housing demand and shorten waiting times for buyers.
According to Eugene Lim, key executive officer at ERA Singapore, the high number of SWT units in the October launch is a clear indication of “a deliberate shift by HDB to meet evolving buyer needs”. These flats are aimed at first-time buyers who may otherwise turn to the resale market due to urgency, which can help to stabilize resale prices.
Two of the SWT projects are located in Yishun and are estimated to have a waiting time of 2 years and 7 months. Yishun Glade, situated near Yishun Street 31 and Yishun Ring Road, offers 569 units across four 15-storey blocks, including two-room flexi and four-room flats. The development also features amenities such as a children’s playground, fitness stations, a rooftop garden, and a senior care center. Nearby amenities include Junction 9, Yishun Mall, and Yishun Public Library.
The other SWT project in Yishun, Chencharu Grove, is located along Bah Soon Pah Road and Chencharu Link. It offers 826 units across six residential blocks, ranging from two-room flexi to five-room flats. The project is close to Khatib MRT Station and amenities such as Khatib Central, Wisteria Mall, Northpoint City, and Yishun Hawker Centre. According to Lim, Chencharu Grove is expected to be a popular choice due to its proximity to the MRT station and nearby schools.
In Sengkang, along Fernvale Street, Fernvale Plains will have five residential blocks, including a rental block, offering 830 units ranging from two-room flexi to five-room flats. It will also include 207 CCA units and shared community spaces like gardens, fitness stations, and a preschool. The estimated waiting time is 2 years and 8 months.
The last SWT project, Ping Yi Court, is located in Bedok along Chai Chee Street. It comprises five 15-storey blocks with 862 units ranging from two-room flexi to 3Gen flats. The development features a central courtyard and amenities such as a preschool, playground, rooftop garden, and fitness stations. Residents will also have easy access to Kaki Bukit 511 Market and Food Centre, Bedok Mall, and Heartbeat@Bedok. The project has the longest waiting time among the four, at 2 years and 9 months.
