Fourth Avenue Residences Hits New High 2796 Psf
In the past week, the market saw several transactions that set new highs for psf-prices in the condo segment. Topping the list was the sale of a three-bedroom unit at Fourth Avenue Residences, a 99-year leasehold condo located in prime District 10. The 1,109 sq ft unit on the seventh floor was sold for $3.1 million ($2,796 psf) on Aug 22, setting a new benchmark for the development.

This psf-price is slightly higher than the previous record at Fourth Avenue Residences of $2,758 psf, which was achieved in May 2023 when a 689 sq ft, two-bedroom unit on the fifth floor was sold by the developers for $1.9 million. The most expensive unit sold at the condo so far is a 1,485 sq ft, four-bedroom unit that went for around $3.94 million ($2,651 psf) in October 2021.
The new high at Fourth Avenue Residences was achieved with the sale of a 1,109 sq ft unit for $3.1 million on Aug 22. The development, completed in 2022, comprises 476 units with a mix of one- to four-bedroom units ranging from 474 sq ft to 1,496 sq ft. It is located off Bukit Timah Road, adjacent to Sixth Avenue MRT Station and near reputable schools such as Hwa Chong Institution, Nanyang Primary School and Methodist Girls’ School.
To date, there have been 24 resale transactions at Fourth Avenue Residences, including the unit sold on Aug 22. Last year, the average resale price was about $2,470 psf with six transactions. This has since increased to an average of $2,580 psf with 18 transactions in 2025.
Another development that saw a new psf-price high during the period is Parvis, a freehold condo on Holland Hill in prime District 10. The sale of a 1,701 sq ft, three-bedroom unit at $4.55 million ($2,675 psf) on Aug 29 surpassed the previous record of $2,536 psf set on April 17 when a 1,991 sq ft, four-bedroom unit sold for $5.05 million.
Completed in 2012, Parvis has 248 units including two- to four-bedroom apartments ranging from 990 sq ft to 2,605 sq ft, as well as penthouses measuring 2,293 sq ft to 3,229 sq ft. It has seen three other resale transactions this year, with prices ranging from $2,115 psf for a 2,260 sq ft unit sold for $4.78 million on Feb 10, to $2,391 psf for a 990 sq ft unit sold for around $2.37 million on April 29.
However, at Orchard Sophia, a 78-unit condo along Sophia Road in prime District 9, the market saw a new psf-price low of $2,671 psf when a 646 sq ft, two-bedroom unit on the first floor was sold for around $1.72 million on Aug 26. This was lower than the previous record low of $2,679 psf set on Aug 21 when a 581 sq ft, two-bedroom unit sold for about $1.56 million.
Launched in 2023, Orchard Sophia comprises a mix of one- to two-bedroom units ranging from 441 sq ft to 710 sq ft, as well as three-bedders of 764 sq ft and three-bedroom dual-key units of 829 sq ft to 840 sq ft. Based on lodged caveats, the average transaction price for Orchard Sophia has declined since its launch, recording 31 transactions in 2023 at an average price of about $2,819 psf, compared to 18 transactions this year at an average price of $2,797 psf.
