In just 2.5 hours after sales commenced at 5pm on August 21, Apex Asia Management Group has successfully sold 11 out of the 34 apartments (32.4%) at Artisan 8, a freehold mixed-use development. Additionally, five out of eight ground-floor shop units (62.5%) have been sold.
The launch prices of the apartments started from $2,100 per square foot (psf), while the retail units were priced from $3,400 psf. This price point has been a major factor in attracting buyers, with Huttons Asia CEO Mark Yip stating that “Artisan 8 offered buyers a price that is very hard to resist”. With the current market conditions, this is an offer that many are finding difficult to refuse.
The launch of Artisan 8, which is located on the site of the former Sin Ming Centre, has been very well-received, with Yip pointing out that it is likely to be the last freehold project launch in the Rest of Central Region (RCR) until 2025. He added that “there is no freehold project in the RCR in 2026 and probably 2027, unless a successful en bloc sale takes place”.
The project’s prime location has also been a major factor in its success, with it being situated within one kilometre of both Ai Tong Primary School and Catholic High School, and just 300 metres away from the Upper Thomson MRT Station on the Thomson-East Coast Line. With such high demand for properties in the area, it is no surprise that Artisan 8 is proving to be a popular choice among buyers.
