The new psf-price surpasses the condo’s previous record of $3,453 psf set on June 30th when a similar four-bedroom unit on the fourth floor was sold for $9.85 million. This new high at Grange Residences was achieved with the sale of another 2,852 sq ft unit for $10.2 million ($3,576 psf) on September 8th.
Constructed in 2004, Grange Residences is a 164-unit development situated on Grange Road, nestled in the exclusive Tanglin area. The condo is made up of three 18-storey residential blocks, offering four-bedroom units ranging from 2,486 sq ft to 2,852 sq ft.
Based on recorded records, the development has seen five resale transactions so far this year, including the units that were sold on June 30th and September 5th. Other previous deals include a 2,583 sq ft unit that changed hands for $8.5 million ($3,290 psf) on August 21st, and a 2,852 sq ft four-bedroom unit that sold for $9.73 million ($3,414 psf) on July 3rd. Additionally, another 2,852 sq ft unit was sold for $9.72 million ($3,408 psf) on February 26th.
During the same period, The Woodleigh Residences also achieved a new psf-price peak. This was seen from the sale of a 958 sq ft, three-bedroom unit on the 11th floor for $2.72 million, or $2,839 psf, on September 9th. This new psf-price high is a 0.7% increase from the development’s previous record of $2,818 psf set on May 19th, when a similar 958 sq ft unit was sold for $2.7 million. It is also the second time a unit at The Woodleigh Residences has surpassed the $2,800 psf mark.
The Woodleigh Residences, a 99-year leasehold development in District 13, is located along Bidadari Park Drive, off Upper Aljunied Road and Upper Serangoon Road. It is part of an integrated development that includes The Woodleigh Mall, with direct access to Woodleigh MRT Station on the North-East Line and an underground bus interchange.
The 667-unit development comprises two- to three-bedroom units ranging from 570 sq ft to 958 sq ft, as well as four-bedroom units spanning 1,270 sq ft to 1,475 sq ft. On the other end of the spectrum, OUE Twin Peaks saw a new psf-price low of $1,982 psf during the same period when a 549 sq ft, one-bedroom unit on the 17th floor was sold for approximately $1.09 million on September 10th. This marks the first time a unit at OUE Twin Peaks has fallen below the $2,000 psf mark, below its previous record low of $2,077 psf set in May 2024 when a similar 549 sq ft unit was sold for $1.14 million.
Constructed in 2015, OUE Twin Peaks is a 99-year leasehold development situated along Leonie Hill Road. The project comprises 462 apartments across two 35-storey towers offering one- to three-bedroom units ranging from 549 sq ft to 1,604 sq ft.
To date, the development has recorded 18 resale transactions this year, including the September 10th sale. Previous deals range from a 1,055 sq ft, two-bedroom unit that sold for $2.28 million ($2,161 psf) on May 30th, to a 1,399 sq ft, three-bedroom unit that was sold for $3.43 million ($2,451 psf) on May 6th.
