Yong Park Sets Record Psf Price High 2650 Psf
A resale unit at Yong An Park has broken the record for the highest psf-price in the freehold condo. In the week of Sept 23 to 30, a 3,434 sq ft unit on the 15th floor was sold for $9.1 million ($2,650 psf). This surpasses the previous record of $2,505 psf set last August. This is the first time a resale unit at Yong An Park has fetched more than $2,600 psf.The previous record for the most expensive resale unit at Yong An Park was held by a 6,878 sq ft penthouse on the 25th floor, which transacted for $15 million ($2,181 psf) in February 2023. The development offers a range of unit types, from one- to four-bedroom units measuring 1,023 sq ft to 3,778 sq ft, three- to five-bedroom penthouses sized at 3,466 sq ft and 6,878 sq ft, as well as six-bedroom strata-titled townhouses.The condo is situated next to River Valley Primary School and Great World MRT Station on the Thomson-East Coast Line, which is directly connected to Great World City shopping centre.Three new projects have recently been launched in this vicinity. The latest is the 706-unit Zyon Grand, an integrated development by City Developments and Mitsui Fudosan. Prices for the project start from $2,689 psf and it previewed on Oct 8.Wing Tai Holdings recently launched River Green on the weekend of August 2–3. Out of the 524 units in the development, 460 units (88%) were sold during the opening sales weekend, with an average price of $3,130 psf. Allgreen Properties also began sales for Promenade Peak on August 1. This surpasses the previous record of $2,242 psf, which was set in March this year when a 1,744 sq ft three-bedroom unit on the 20th floor was sold for $3.91 million.Made up of 504 units, The Makena was completed in 1998. According to caveats compiled by EdgeProp Singapore, prices at The Makena have been steadily increasing in recent years. From October 2020 to this month, prices have increased from about $1,570 psf to $2,050 psf.Only one transaction during the week of Sept 23 to 30 set a record psf-price low. A two-bedroom unit at The Reef at King’s Dock, measuring 883 sq ft, was sold for $1.47 million ($1,666 psf) on Sept 26. This transaction occurred during a sub-sale.The record psf-price low at The Reef at King’s Dock involves the sale of a 1,163 sq ft unit that fetched $2.32 million ($1,995 psf) in June this year. The other developments are Reflections at Keppel Bay, Caribbean at Keppel Bay, and Corals at Keppel Bay.The Reef at King’s Dock was the latest project to launch in 2021 and it moved 280 units (65%) over its opening sales weekend, with prices starting from $2,330 psf. The 1,701 sq ft unit was sold for $5.2 million ($3,057 psf) on Sept 25.In District 10, the sale of a 2,669 sq ft unit on the 19th floor at Cuscaden Reserve on Cuscaden Walk was sold for $13.8 million ($5,178 psf) on Sept 25.In District 3, a four-bedroom unit at Queens was sold for $4.8 million ($1,628 psf) on Sept 27. The 2,952 sq ft unit is situated on level 21. The city fringe condo is located near the Queenstown MRT Station and is close to shops, eateries, and amenities. The development comprises 722 apartments with sizes ranging from 1,227 sq ft to 3,175 sq ft.A three-bedroom unit at Dakota Residences, located along Dakota Crescent in District 14, was sold for $2.2 million ($1,730 psf) on Sept 25. The 1,270 sq ft unit is situated on the 32nd floor. The 99-year leasehold development was completed in 2010. It comprises a mix of one- to four-bedroom units ranging from 620 sq ft to 3,821 sq ft.
