Zyon Grand Cdl And Mitsui’s New 62 Storey Twin Tower Integrated Development Competitively Priced

In its ongoing efforts to shape the future of Singapore, the Urban Redevelopment Authority (URA) is having a significant impact on property values. It is clear that homes situated in growth nodes and strategic areas are experiencing higher capital appreciation and rental demand. CDL and Mitsui Fudosan (Asia) have announced that their joint venture project, Zyon Grand, will be launched for sale on October 25. The development, which features 706 residential units, previewed on October 8 and is located in two 62-storey towers on Kim Seng Road. It also includes a retail podium on the first floor called Zyon Galleria, with various retail and F&B options, a supermarket, and an early childhood development center. The project is directly connected to Havelock MRT Station on the Thomson-East Coast Line.

Zyon Grand is the first project to be launched under the Government Land Sales (GLS) program with a long-stay serviced apartment component, with a dedicated 36-storey block featuring over 350 units. The serviced apartments will have a separate entrance and basement parking.

The 164,450 sq ft, 99-year leasehold site was won by the CDL and Mitsui Fudosan joint venture with a bid of $1.107 billion ($1,202 psf per plot ratio).

According to Mohan Sandrasegeran, head of research and data analytics at SRI, Zyon Grand’s location on the edge of the Core Central Region (CCR) gives it a central character and prestigious address, making it appealing to buyers seeking convenience in a prestigious area.

Residential units at Zyon Grand range from one-bedroom plus study apartments of 474 sq ft to five-bedroom supreme apartments of 1,819 sq ft. Each tower also has a five-bedroom simplex penthouse of 2,659 sq ft or 2,756 sq ft. Prices start from $1.298 million ($2,738 psf) for a one-bedroom plus study, $1.468 million ($2,729 psf) for a two-bedroom, and $2.2 million ($2,689 psf) for a three-bedroom. The remaining 17% of units are four- and five-bedroom apartments with private lifts, priced from $3.968 million ($2,792 psf) and $5.988 million ($3,292 psf), respectively.

All units come with high-end fittings such as premium kitchen appliances from V-Zug, Liebherr refrigerators, and De Dietrich washer-dryers. Bathrooms are fitted with Hansgrohe and Geberit products, Gessi faucets, and accessories, as well as an integrated magnetic wall with movable shelves by Corten Interior Solutions.

According to Christine Sun, chief researcher and strategist at Realion Group, the supply of new homes in the River Valley-Zion Road area is much lower compared to other areas, making Zyon Grand an attractive option for buyers.

The project also offers direct MRT connectivity and a commercial component, making it appealing to a diverse range of buyers, from owner occupiers to investors, says Mark Yip, CEO of Huttons Asia.

According to Huttons’ Yip, the project’s central location, retail and F&B offerings, and affordable entry price starting from $1.298 million make it an attractive option for HDB upgraders. He adds that Bukit Merah estate currently has 170 million-dollar flats with an average price of $1.12 million, meaning many HDB sellers in a comfortable financial position to upgrade to a three-bedroom unit at Zyon Grand.

The long-stay serviced apartments at Zyon Grand will offer more flexible lease tenures than most individual landlords, who typically prefer one- to two-year leases, making them appealing to expatriates on work commitments lasting more than three months but less than a year, says Marcus Chu, CEO of ERA Singapore.

The project’s twin towers offer “the privilege of super high-rise living with exceptional views in a prime district,” says Sherman Kwek, group CEO of CDL, making it a desirable option for those seeking luxury urban living.

Overall, Zyon Grand’s combination of scale, connectivity, and design excellence is set to redefine urban living along Kim Seng Road. The project is launched amidst two other projects in the area, Promenade Peak and River Green, which have also seen strong demand in their recent launches.
