Singapore’s Latest Government Land Sales

The Urban Redevelopment Authority (URA) has initiated the tender process for three 99-year leasehold sites as part of its Government Land Sales (GLS) programme for the second half of 2025. These sites, located at Tanjong Rhu Road, Dairy Farm Walk, and Dover Drive, offer potential development opportunities for 525, 480, and 625 residential units respectively.

In a significant development, the site at Tanjong Rhu Road marks the first land parcel to be released in the area in nearly 30 years, offering a prime location within walking distance to Tanjong Rhu and Katong Park MRT stations. Local schools, including Dunman High School and Chung Cheng High School, are conveniently located nearby. This site, covering 131,743 square feet with a maximum gross floor area of 455,156 square feet, is expected to accommodate approximately 525 housing units.

Adjacent to this site, the Miltonia Close EC project is another noteworthy development, enriching the local real estate landscape with its modern amenities and strategic location.

ERA’s Marcus Chu highlighted the strategic location near the Singapore Sports Hub, set to be revitalized under the Kallang Alive Masterplan. This transformation is anticipated to enhance community-focused waterfront spaces and recreational options, potentially increasing housing demand due to its proximity to upcoming Build-To-Order projects.

Anticipated Demand and Development Insights

Experts, including PropNex’s Wong, point out the pent-up demand from nearby older condo residents looking for newer options, which could drive interest in the upcoming project. Landed homeowners in the vicinity might find the new development appealing due to right-sizing opportunities and the desire for more efficiently laid-out new homes.

The Dairy Farm Walk parcel, the fourth to be launched in its area recently, is nestled in Bukit Panjang and spans the largest area among the three sites at 316,937 square feet. It’s expected to yield 480 units with amenities readily available, including proximity to Hillview MRT and several shopping malls. The site’s large area coupled with a lower gross plot ratio offers a unique, low-density living environment that could attract families and upgraders from nearby areas.

Emerging Opportunities in Dover Drive

The Dover Drive site introduces the first GLS opportunity in the new Dover-Medway neighborhood and is poised to cater to the housing needs of the one-north region’s burgeoning workforce. This mixed-use site will feature approximately 625 residences alongside 32,292 square feet of commercial space on the ground floor, providing both living and retail conveniences. The proximity to one-north MRT station and local hubs like Holland Village enhances its attractiveness for potential developers and residents alike.

The closing of tenders for these sites is staggered across early 2026, with the Tanjong Rhu site closing on February 5, the Dairy Farm Walk site on January 22, and Dover Drive on March 26.
