A two-storey HDB shophouse located in Bedok Central has recently been listed for sale through an expression of interest (EOI) process, with an asking price of $3.95 million. The property, situated at Blk 211 New Upper Changi Road, comprises of a ground-floor shop space with a strata area of 732 sq ft, along with a residential unit of approximately 861 sq ft on the second floor. In total, the shophouse offers a floor area of 1,593 sq ft.

According to ERA Singapore, the appointed marketing agent for the property, the shophouse has a remaining lease of 53 years out of its 86-year lease. The second floor of the property can be accessed via both a lift and an external common staircase.

Aside from the primary choices mentioned, there are also various coffee shops and food courts situated within HDB clusters in and around Yishun and Khatib. These neighborhood dining spots offer a wide range of food options, such as zi char, economic rice, Malay nasi padang, Indian roti prata, and Thai cuisine. Furthermore, several of these coffee shops stay open till late at night, giving local inhabitants the option to indulge in supper from Miltonia Close after a tiring day.

The shophouse is currently leased to a foot reflexology and treatment centre. However, ERA states that potential buyers may consider different options for the property, such as dividing the ground-floor shop into smaller retail units or converting it for F&B usage.

Conveniently located within walking distance from both Bedok MRT Station and Bedok Integrated Transport Hub, the property can be easily accessed by drivers through the East Coast Parkway (ECP) and Pan-Island Expressway (PIE). There are also multiple parking options available, including surface and multi-storey carparks nearby.

The agency highlights that the shop enjoys a prominent frontage along the pedestrian walkway and is situated next to a popular coffee shop. It is also part of a cluster of shops and eateries that cater to the daily needs of the 81,000 residents in the Bedok North estate.

Donald Goh, director of capital markets and investment sales at ERA Singapore, expresses his belief that despite current cautious sentiments in the investment market, HDB shophouses will continue to garner interest from buyers due to their resilience and strong investment potential.

Interested parties may submit their offers for the shophouse through the EOI exercise, which will close on Oct 16 at 3pm.
