City Developments (CDL) and Mitsui Fudosan Asia (MFA) are set to showcase Zyon Grand, a luxurious residential complex consisting of 706 units located on Kim Seng Road. The preview of the development will begin on Wednesday, October 8, with the official sales launch scheduled for October 25.
Occupying a prime District 9 site on a 165,450 sq ft, 99-year leasehold basis, Zyon Grand is an integrated development that includes a retail component, called Zyon Galleria, as well as long-stay serviced apartments. The mixed-use project is the first of its kind to offer units in line with the URA’s Serviced Apartment II (SA2) guidelines, which require a minimum rental stay of three months.
Featuring two 62-storey towers, Zyon Grand also boasts a 36-storey building dedicated to accommodating the long-stay serviced apartments. The residential units at Zyon Grand range from one-bedroom-plus-study apartments covering 474 sq ft to five-bedroom supreme apartments covering 1,819 sq ft. The development also features two five-bedroom penthouses, each spanning between 2,659 sq ft to 2,756 sq ft. Four-bedroom premium units and above are equipped with private lifts, whereas four-bedroom supreme units, which include a study area, as well as the five-bedroom supreme units, are located on high floors, between levels 44 to 61.
According to the developers, prices for the units start at $1.298 million ($2,738 psf) for a one-bedroom plus study apartment covering 474 sq ft, and go up to $5.988 million ($3,292 psf) for a five-bedroom unit with private lift access covering 1,819 sq ft.
Zyon Grand occupies Zion Road (Parcel A), a Government Land Sale site that was awarded to the CDL-Mitsui consortium in April 2024. The joint developers had submitted the sole bid of $1.107 billion ($1,202 psf per plot ratio) for the plot. Located near the River Valley enclave, the development is only a few minutes’ drive away from the Orchard Road shopping belt and at the fringe of the CBD.
CDL’s group CEO, Sherman Kwek, believes that Zyon Grand “will anchor and transform the River Valley Precinct”. “Rising 62 storeys high, the majestic twin towers will be the crown jewel of this new integrated development,” he adds.
