A two-storey HDB shophouse in Bishan is now available for purchase through an expression of interest (EOI) with an asking price of $3.68 million. The 99-year leasehold property, located off Bishan Street 11, sits on a land area of approximately 1,571 sq ft and comprises of a shop space on the first floor and living quarters on the second floor. ERA Singapore, the appointed marketing agent for the property, reveals that the remaining lease is about 62 years.

The first floor of the shophouse is currently being leased to a mini-mart selling sundry goods and services, while the second floor is currently vacant. ERA mentions that the property has potential to be divided into smaller units for retail purposes or other uses like F&B, subject to necessary approvals. Buyers can also consider converting the upper floor for non-residential use.

According to the agency, the shop space is highly visible and is situated in a cluster of shops and eateries that are frequented by residents of Bishan Green estate. Bishan Green is part of the Bishan East subzone with a resident population of approximately 28,360. ERA expects a further increase in footfall to shops in Bishan Green with the completion of Bishan Towers Build-To-Order project this year, comprising 472 units.

The shophouse’s location is convenient as it is within a five-minute drive to Bishan MRT Station (Circle and North South Lines) and the Bishan bus interchange.

Donald Goh, Director of Capital Markets and Investment Sales at ERA Singapore, anticipates strong interest from both investors and end-users for the property. He notes the growing attractiveness of mid-market sector assets, including HDB shophouses, and highlights the limited supply of such properties in Singapore. As of now, there are only about 8,500 HDB shophouse units available for private ownership with no new supply in the market.

The EOI exercise is set to close on Sept 16 at 3pm. They can also view sale transactions for Bishan Green and the completion year of the estate.
