Revitalization of Historical Properties at 2 Moulmein Road
The Singapore Land Authority (SLA) has successfully awarded the master tenancy of a significant heritage site located at 2 Moulmein Road to Country City Investment. This site encompasses a notable collection of over 40 buildings spanning a gross floor area of approximately 139,700 square feet.
In a strategic development, SLA unveiled the price and quality tender for this site back in May 2025, setting the stage for its diverse potential uses. The approved applications for the premises range from co-living areas and wellness centers to pet-friendly services and educational facilities. Notably, the site will allocate about 41,900 square feet for food and beverage and retail operations, with a specific cap for F&B uses at roughly 20,956 square feet.
The property, situated near Novena and within proximity to the Novena MRT Station, holds a rich history, originally established as Middleton Hospital in 1913 and later serving as the Communicable Diseases Centre. The site was vacated in 2018 following the relocation of the National Centre for Infectious Diseases to Tan Tock Seng Hospital and was returned to the state in 2023.

This bid surpassed the nearest competitor by 1.78%, underscoring the site’s desirability and the lessee’s commitment to its development.
Country City Investment, recognized for their redevelopment of Dempsey Hill into a vibrant lifestyle hub, has expressed its vision for 2 Moulmein Road. The company intends to honor the site’s heritage while injecting a new vibrancy that includes thematic zones for various demographics, enhanced dining options, and facilities catered to sports, wellness, and even pet-friendly environments.
With a projected opening in the first quarter of 2027, the revitalized 2 Moulmein Road aims to be a nexus of heritage celebration, sustainability, and enriching experiences, according to Dylan Soh, the business development manager at Country City Investment. The redevelopment is set to create a space that fosters connection, discovery, and enjoyment for both residents and visitors alike.
