CDL, Frasers Property and Sekisui House tie-up to develop new condo in Toa Payoh
The Orie, a 99-year leasehold condominium situated in the heart of Toa Payoh, was the big winner at the 2025 EdgeProp Singapore Excellence Awards (EPEA). The development secured three awards, including the esteemed Top Development award, as well as accolades for Landscape Excellence and Marketing Excellence.
Developed jointly by City Developments (CDL), Frasers Property and Sekisui House, The Orie marks the first time all three developers have collaborated on a project. The 777-unit development offers a range of unit types from one-bedroom plus study units measuring 517 sq ft to five-bedroom units with private lifts spanning 1,453 sq ft. Other unit options include two-bedroom units measuring 592 sq ft, three-bedroom units measuring 850 sq ft, and four-bedroom units measuring 1,216 sq ft.

The expert panel of judges praised the development team for achieving a 100% Landscape Replacement Area and an impressive Green Plot Ratio of 9. Working closely with landscape designer Tinderbox, the developers ensured that the landscaped areas throughout the development were meticulously planned for accessibility and to blend seamlessly with the surrounding amenities.
Designed by ADDP Architects, The Orie boasts two 40-storey towers featuring a striking origami-inspired design. The name of the condo is derived from two Japanese words – “ori”, meaning “to fold” and a reference to the art of origami, and “ie” which translates to “home”.
The concept of origami is reflected in the design ethos of the residential towers, which feature staggered sail-like silhouettes and architectural folds inspired by the art of paper folding. This unique design creates a sense of lightness and movement around each tower while maximizing unobstructed north-south orientations.
One of the towers features folding planes that extend to the ground floor, shaping the grand canopy of the porte-cochere – the covered entrance over the arrival courtyard.
The residential towers are also designed around an intricate interlacing of greenery on the ground floor. The Orie incorporates a multi-tiered landscape strategy comprising four interconnected levels of greenery and water features, creating a lush and immersive environment throughout the site.
These layered decks provide residents with visual and physical access to nature from multiple viewpoints while remaining wheelchair accessible. The landscape decks can be viewed from common areas with amenities such as the Serenity Pods and Meadow Garden. Four mature raintrees on the site have also been conserved and seamlessly incorporated into the landscape design. This grove of rain trees offers shelter to the designated Pets Corner and the nearby Rain Tree Lounge.
New trees will be planted to provide shade to the Serenity Pods and the Boardwalk, while flowering plants will surround the Meadow Garden and the Meadow Lounge. The Spice Garden will also feature edible plants for residents to enjoy.
The reimagined Dragon Playground at The Orie is a nod to the nostalgia associated with living in Toa Payoh. The iconic Toa Payoh Dragon was first built in 1979 and has since become a beloved landmark in the neighbourhood. Designed by HDB architect Khor Ean Ghee, it is one of only two remaining dragon-style playgrounds in Singapore.

The reimagined Dragon Playground at The Orie reflects the development’s embrace of the neighbourhood’s rich heritage while simultaneously positioning itself as a new standard for luxury living in this mature town.
The Orie boasts a wide range of amenities, including a 50m lap pool, the Grand Lawn, a Social Function Room, a Festive Function Room, a Leisure Studio, an Entertainment Room, Gourmet Pavilions, a Co-Working Lounge and a tennis court. Guests are greeted at the Grand Arrival Court, which is served by a Residential Services Counter.
The preview of The Orie on January 3 marked the first project launch of 2025. By the end of the opening weekend of the January 18 and 19, the project had drawn in more than 8,000 visitors to its sales gallery. Market watchers have credited the strong turnout and buyer interest to the project’s central location, close proximity to amenities, the lack of new launches in the area, and the project’s exceptional design attributes.
The Orie is just a five-minute walk from the Braddell MRT Station on the North-South Line. Nearby amenities include the Toa Payoh Palm Spring Market and Hawker Centre, the Toa Payoh Central Community Club, and SAFRA Toa Payoh. Four primary schools are located within a 1km radius of the condo. They include CHIJ Primary (Toa Payoh), First Toa Payoh Primary School, Kheng Cheng School and Pei Chun Public School. Other primary schools in the vicinity include Catholic High School, Kuo Chuan Presbyterian Primary School, Marymount Convent School, and St Gabriel’s Primary School.
The development is also conveniently situated near the upcoming Toa Payoh Integrated Transport Hub – a unified community hub that will connect the Toa Payoh Bus Interchange to the Toa Payoh MRT Station. This integrated development is scheduled for completion in 2030.

In order to increase awareness of the new project, drive sales enquiries and viewings, and convert cheque collections into confirmed sales, the project’s sales team sharpened their marketing strategy. This focused efforts on three key demographics – former Toa Payoh residents seeking a premium new development in a familiar neighbourhood, singles in search of a residence in close proximity to their Toa Payoh-residing parents, and young families attracted by the convenience of the location in terms of nearby schools and offices.
The judges were also impressed by the innovative use of technology at the sales gallery, such as an interactive kiosk featuring a transparent TV and a touch screen TV accompanied by synchronised content.
More than 2,200 cheques were collected by the developers in the lead up to the launch, indicating an oversubscription of 2.8 times. According to data from caveats, the developers have sold approximately 722 units (93%) to date, with the average price now standing at $2,731 psf. A total of 668 units (86%) were sold at an average price of $2,704 psf during the launch period.
The highest priced unit sold at the development to date was a 1,453 sq ft five-bedroom unit on the top floor, which sold for $4.05 million ($2,787 psf) on July 28. Coming in second is another five-bedroom unit on the 37th floor, which sold for $4 million ($2,756 psf) on January 31.

Overall, the EdgeProp Excellence Award judging panel noted that The Orie achieved excellence across various categories. The design concept featuring an origami aesthetic is seamlessly joined with the development’s liveability and thoughtful design. The landscape design by Tinderbox was considered a standout element for how it works with the architectural design to enhance the perception of residents living in a upscale new condo in Toa Payoh. The inclusion of pet-friendly and child-friendly zones was another aspect that added to the condo’s overall score, as was the design’s wheelchair accessibility.
