Upper House, a renowned hospitality brand introduced in 2008 by Swire Hotels, is known for its refined design, exceptional service, and understated luxury. The move into branded residences is a significant milestone for the brand and a testament to the confidence in Bangkok’s development as a luxury hub.
The two freehold residential towers are located on Wireless Road, a prestigious area known for its proximity to five-star hotels, premier shopping destinations, international schools, and embassies. Residents will also enjoy breathtaking views of Lumphini and Benjakitti parks.
Construction for the project is scheduled to begin in April 2025, with completion targeted for 2030. Foster + Partners (Thailand) Ltd. will lead the architectural design, while PLandscape, a Bangkok-based firm, will handle the landscaping.

The interiors will be designed by BAR Studio, and wellness facilities will be developed in collaboration with global specialist GOCO. Co-managing director of City Dynamic, Thomas Woolsey, states that this collaboration builds on Swire Properties’ legacy of iconic residential developments such as Opus Hong Kong and Eden Singapore. He also adds that this project offers buyers the opportunity to own the next masterpiece in Swire’s portfolio.
Currently, Swire Hotels operates six Upper House properties across Hong Kong, Mainland China, and the United States, including hotels in Hong Kong, Chengdu, and Shanghai. Five additional Upper House hotels are under development in major cities in China and Japan. The Bangkok project is described by chief commercial officer of Swire Hotels, Toby Smith, as “a milestone that heralds a new chapter” for the brand, extending Upper House’s award-winning hospitality into residential living and paving the way for international expansion.
