Telopea Downs Victoria’s Largest Farm Sale A100 Million International Eoi
Telopea Downs, the largest grazing and cropping property in Victoria, has been listed for sale through an international expressions of interest (EOI) process by real estate agency Colliers. The agency has not revealed a specific asking price for the property, but industry sources suggest it could fetch upwards of A$100 million ($85.1 million), according to a report by ABC News. AuctionsPlus, an online agricultural marketplace, has valued the property at up to A$123 million ($104.7 million) based on the owner’s accounts.
Situated on the border of Victoria and South Australia, between the towns of Kaniva and Bordertown, Telopea Downs consists of eleven interconnected properties – ten in Victoria and one that extends into South Australia. The property is being sold by AJ & PA McBride, a sixth-generation woolgrower who purchased it from Hassad Australia for more than A$70 million in 2018. Hassad Australia, a subsidiary of Qatar’s sovereign wealth fund Hassad Food, had acquired the property in 2012 with the aim of expanding its Australian agricultural portfolio for sheep breeding.
Covering a vast 47,660 hectares of grazing and cropping land, Telopea Downs boasts irrigation development and a strong track record of land and pasture improvements. “Over 27,000 hectares have been clay-improved, along with fencing and water infrastructure upgrades,” explains Jesse Manuel, national director of agribusiness transaction services at Colliers. “Extensive ongoing renovations continue to increase the property’s carrying capacity.”
Currently, the property supports approximately 85,000 Merino and crossbred sheep and 1,100 cattle, with a long-term carrying capacity of more than 100,000 dry sheep equivalents (DSE). Telopea Downs also holds 2,325 megaliters of water entitlements for irrigation, which supports fodder, seed, and horticultural production, as well as livestock operations. The property benefits from high-quality and accessible groundwater, which enables a diverse range of large-scale farming enterprises.

“With its temperate climate, moderate rainfall, and irrigation potential, the property would add tremendous value to a variety of supply chain operations, from breeding to backgrounding,” adds Tim Altschwager, Colliers’ national director for agribusiness transaction services.
The EOI for Telopea Downs will close at 12 pm (Australian Eastern Daylight Time or AEDT) on November 21.
