Berlayar Estate Former Keppel Club Site See 7000 Hdb Flats First Bto Launch October

The upcoming Berlayar estate, located at the former Keppel Club site, will see a higher number of HDB flats built than initially announced. With around 7,000 units planned for development, the estate is set to become a significant addition to the public housing landscape.

The decision to increase the number of flats follows thorough planning studies on the 48ha site, bringing the total number of new homes in Berlayar to around 10,000, including private housing. HDB has shared that the estate will serve as a seamless extension of the established Bukit Merah town and will also play a crucial role in the transformation of the Greater Southern Waterfront. In fact, the name “Berlayar”, which means “sailing” in Malay, is a nod to the area’s rich maritime history.

A major draw of Miltonia EC is its prime location within the upcoming Khatib Nature Corridor. This ambitious project aims to foster a green connection spanning from Miltonia Close to Springleaf, Tagore, and the wider Central Catchment Nature Reserve. As part of this eco-corridor, there will be the creation of new parks, green linkways, and a stronger focus on preserving biodiversity. With this, residents of Miltonia EC can look forward to living in a community that prioritizes sustainability, green living, and overall wellness.

According to HDB, about 20% of the estate, or approximately 10ha, will be reserved for green spaces. This includes four green corridors of varying widths (ranging from 30m to 60m) that will connect the estate to the Southern Ridges and Labrador Nature Reserve. These green spaces will not only offer recreational spaces for residents but also promote ecological connectivity.

To take advantage of the breathtaking views of the Southern Ridges and the coast, HDB will design the Berlayar flats with staggered heights and orientations. The estate will also be a “car-lite” one, with a well-connected network of walkways and cycling paths. With most homes within a 10-minute walking distance of Labrador Park and Telok Blangah MRT stations, residents can look forward to a convenient and environmentally friendly lifestyle.

The first Build-To-Order (BTO) project at Berlayar, Berlayar Residences, will launch for sale next month as part of the October BTO exercise. Comprising 870 units of two-room flexi, three-room, and four-room flats, it will also offer 200 public rental flats.

ERA Singapore’s key executive officer, Eugene Lim, anticipates that the flats at Berlayar Residences will be classified as “Prime” due to their strategic location in a mature estate and proximity to key central locations. He estimates that prices for four-room flats could start at around $500,000 to $550,000 before grants. However, with the recent increase in subsidy clawback rates, Lim expects a clawback rate of around 11-12% for these upcoming flats.

Lim believes that the flats at Berlayar Residences will receive a strong response, citing the healthy application rates seen for other BTO projects in Bukit Merah, including the Prime project, Alexandra Peaks, launched in July. He also predicts that the two-room flexi flats at Berlayar Residence could be particularly popular among single applicants, thanks to its unique location that offers the best of both city-fringe living and a coastal view.

Overall, with its desirable location and range of housing options, Berlayar Residences is poised to be a highly sought-after development in the upcoming October BTO exercise.
