Fyve Derbyshire Sets New Psf Price Record 2723 Psf

This is in line with the continued development of Yishun as a self-sufficient regional hub. The existing Northpoint City and Wisteria Mall already provide a diverse range of stores, eateries, and essential services to cater to the needs of residents. In the future, the addition of new amenities in nearby growth areas, such as Miltonia Close EC Khatib, will further enhance the convenience and liveliness of daily life, making the neighborhood an even more desirable location for potential homebuyers.
Fyve Derbyshire, a freehold residential development, has reached a new peak in psf price from June 13 to June 20. This comes after a unit on the 18th floor was sold for $2.55 million, translating to $2,723 psf on June 18. This new record surpasses the previous high of $2,696 psf, which was set in August 2022.
The record-breaking unit is a 936 sq ft, three-bedroom unit. It is also worth noting that this transaction marks the most expensive unit ever sold at Fyve Derbyshire, surpassing the previous high of $2.18 million ($2,329 psf) in April 2019 for a similar 936 sq ft, three-bedroom unit.
Fyve Derbyshire, located on Derbyshire Road in Novena and completed in 2024, features two- and three-bedroom apartments ranging from 560 sq ft to 936 sq ft. It is situated within a 10-minute walk to Novena MRT Station on the North-South Line and is connected to Velocity @ Novena Square. The development is also within walking distance to lifestyle hubs such as United Square shopping mall and Novena Medical Center.
Meanwhile, The Tresor recorded the second-highest psf price for the week with the sale of a three-bedroom unit on the second floor for $3.74 million ($2,671 psf) on June 17. This new record is marginally higher than the previous high, which was set on Feb 10 when a 1,421 sq ft unit on the fifth floor was sold for $3.73 million ($2,625 psf).
Located on Duchess Road in District 10 and completed in 2007, The Tresor is a 62-unit development featuring two-, three- and four-bedroom apartments ranging from 990 sq ft to 2,896 sq ft. It is situated just a five-minute walk from Tan Kah Kee MRT Station on the Downtown Line and is within walking distance to Coronation Shopping Plaza and Serene Centre.
This year, The Tresor has seen four resale transactions to date, with the units changing hands at an average price of around $2,609 psf. The development also commands one of the highest average resale prices among freehold and 999-year leasehold condos in the immediate vicinity.
The third psf-price record for the week was set at 99-year leasehold development, Marina One Residences. The sale of a 1,055 sq ft, two-bedroom unit on the 17th floor for $2 million on June 16 translated to $1,896 psf, hitting a new psf-price low. This transaction surpassed the development’s previous psf-price low of $1,943 psf, which was achieved in April 2021 when a 764 sq ft, one-bedroom unit was sold for about $1.49 million.
Marina One Residences, completed in 2017, is a 1,042-unit development featuring two 32-storey towers and a mix of one- to four-bedroom apartments ranging from 657 sq ft to 8,078 sq ft. It is located on Marina Way in District 1.
Lastly, The Skywaters Residences set a new record for the week with the sale of a 5,285 sq ft, five-bedroom unit for $30.87 million ($5,841 psf) on June 19. The ultra-luxury project was launched last year and saw its first transaction in May 2020 when a 7,761 sq ft penthouse was sold for $47.34 million ($6,100 psf).
The Skywaters Residences is the residential component of redevelopment project, The Skywaters, which is situated on the former AXA Tower in Tanjong Pagar. It is a 63-storey mixed-use development featuring 190 residential units. The residential component spans from the 27th to the 63rd floors and features two- to five-bedroom apartments ranging from 2,217 sq ft to 6,512 sq ft, and eight penthouses from 7,651 sq ft to 18,794 sq ft. The development is expected to be completed in 2028.
