CapitaLand Development, the property development arm of CapitaLand Group, is set to unveil LyndenWoods this Saturday, June 28. This development will be the first private residential property in the revamped Singapore Science Park. The preview event will be held at the sales gallery located next to 7 Science Park. Sales for the highly anticipated development will commence on July 12.
LyndenWoods will comprise of 343 units, in two 24-storey towers, featuring two- to four-bedroom units ranging from 635 to 1,647 sq ft. The condominium boasts a basement carpark with 240 lots and each tower will have landscaped sky terraces on every floor. This innovative design, according to CapitaLand, encourages natural ventilation and optimizes daylight.
The architecturally biophilic design of LyndenWoods is closely tied to its surroundings, such as the lush greenery of nearby Kent Ridge Park and the Southern Ridges. This development is expected to achieve the BCA Green Mark Platinum certification.
The majority of the unit mix comprises two-bedroom units and two-bedroom plus study units, making up approximately 65% of the units. There are also 45 three-bedroom units and 46 units of the three-bedroom + Guest (premium) type. One stack of four-bedroom (premium) units is also available, with 23 units measuring 1,647 sq ft.
Residents of LyndenWoods can look forward to a range of facilities, including a co-working lounge, a 50m infinity lap pool, a recreational tennis court, a pickleball court, a dedicated pet’s park, and the Lynden Club, which features a gym, social lounge, and function room.
LyndenWoods sits on a 124,352 sq ft plot that was previously occupied by the Defence Science and Technology Agency from 2000 to 2018, before being demolished in 2020. CapitaLand Development successfully applied to have the plot rezoned from business park to residential, paving the way for this groundbreaking development.
LyndenWoods is the latest addition to CapitaLand’s ongoing transformation of Singapore Science Park, following the successful redevelopment of Geneo, featuring five Grade A buildings and the 250-unit Citadines Science Park Singapore. Residents of LyndenWoods will have the opportunity to enjoy the new amenities, F&B options, and placemaking activities at Geneo, which is located next to the upcoming condo.
According to Ronald Tay, CEO of CapitaLand Development (Singapore), “LyndenWoods is a pivotal milestone in the ongoing transformation journey of Singapore Science Park. CapitaLand Development’s first residential development within Singapore Science Park reflects our vision to rejuvenate the area into a dynamic, mixed-use innovation cluster.” The development is strategically located within a five-minute walk from Kent Ridge MRT station on the Circle Line (CCL), which is one stop away from one-north and two stops away from Buona Vista Interchange on the CCL and East-West Line. The area surrounding LyndenWoods has also seen improved pedestrian and cyclist infrastructure.
LyndenWoods has been designed to cater to the growing demand for well-located, high-quality housing, and is a superb representation of how integrated urban districts can provide both future-ready livability and enduring investment value. Tay adds, “Encompassing notable developments such as the National University of Singapore, National University Hospital, the one-north precinct, and Rochester Commons, this location is also close to reputable schools and educational institutions such as Fairfield Methodist School (Primary), Anglo-Chinese Junior College, and Singapore Polytechnic.”
