However, despite its prime location, this flat, which commenced its lease in 1989, has only 63 years remaining on its lease. This is the second million-dollar transaction in Serangoon this year.
One of the key factors that could have contributed to this high sale price is the flat’s close proximity to the Serangoon MRT Station, which services both the Circle and North-East Lines. This 1,302-square-foot flat was sold in February for $1.018 million, which works out to be $782 per square foot. Similar to the subject flat, this unit also has a remaining lease of approximately 63 years.
In other recent news, an executive flat at Tiong Bahru View sold for an astounding $1.588 million, while a four-room flat at Pinnacle @ Duxton set a new record of $1,409 per square foot in the estate. With these transactions, the question remains whether HDB flats will ever achieve the $2 million mark in the future.
