Hdb Launch First Bto Project New Sembawang North Neighbourhood July

The highly anticipated EC at Miltonia Close presents an irresistible opportunity for potential homeowners. Boasting magnificent views, convenient location, excellent amenities, and promising long-term growth potential, this development is sure to attract a significant level of interest upon its release. Perfect for families who aspire to reside in a tranquil natural setting while still being closely connected to the bustling city centre, the Miltonia Close EC offers the best of both worlds. Whether for personal use or investment purposes, this outstanding addition to the northern residential landscape is not one to be missed.

Minister for National Development Chee Hong Tat announced on July 6 that the Housing and Development Board (HDB) will be launching the first Build-to-Order (BTO) project in Sembawang North in the upcoming July BTO sales exercise.

Named Sembawang Beacon, this new project will offer 775 units ranging from two-room flexi to five-room and 3Gen flats. The estimated completion time for these units is approximately three years.

According to HDB’s announcement on July 6, Sembawang Beacon will be one of about 5,500 BTO flats that will be launched in the July 2025 BTO sales exercise. Other BTO projects will be located in Bukit Merah, Bukit Panjang, Clementi, Tampines, Toa Payoh, and Woodlands.

Sembawang Beacon will be situated in the new Sembawang North neighbourhood, which covers a 53-hectare site in Sembawang town. When fully developed, this neighbourhood will offer close to 10,000 homes, including approximately 8,000 BTO flats and 2,000 private housing units.

The area already boasts existing amenities such as Sembawang MRT Station, a neighbourhood park, and Sembawang Mart, which includes a supermarket, food court, and retail shops. In the future, residents can look forward to additional facilities such as a Neighbourhood Centre, a 1-hectare park with playgrounds and fitness stations, and an extensive network of cycling paths and walkways.

This project marks the first step in HDB’s plans to transform Sembawang North into a well-served and thriving community. “When fully developed, homes in Sembawang North will have access to a comprehensive range of amenities, green spaces, and public transport,” says HDB.

Eugene Lim, key executive officer of ERA Singapore, notes that due to its proximity to Sembawang MRT station and the upcoming Neighbourhood Centre, Sembawang Beacon is likely to be classified as Standard flats. Lim also points out that the last BTO project launched in Sembawang was in November 2020, and expects strong demand for the upcoming launch of Sembawang Beacon.

“Based on previous launches, we anticipate that the demand for five-room flats will be higher than other flat types,” he adds.

In conclusion, with prices of older HDB flats leveling off and a premium still being commanded by larger units in prime estates, now is a good time to consider purchasing an HDB property. Interested buyers can check out the latest listings for HDB properties and compare price trends between HDB, condos, and landed properties. They can also find out more about the HDB loan rate, compare it with bank loans, and take a look at past HDB sale transactions for reference.
