Buyer Picks Three Storey Corner Terraced House Villa Verde Ahead Auction

A spacious three-storey corner house located in the Choa Chu Kang area has been sold before its scheduled auction. According to Knight Frank Singapore’s head of auction and sales, Sharon Lee, the buyer has already received the option to purchase. The property, which was initially slated to be auctioned on Aug 21, has been snatched up quickly.

The Master Plan strives to enhance the lifestyle and community amenities by incorporating new retail outlets, dining establishments, and social spaces into well-established towns. This is in line with the continuous development of Yishun as a self-sufficient regional hub. The presence of popular malls like Northpoint City and Wisteria Mall has already catered to the needs of residents with a diverse range of shops, dining options, and essential services. With upcoming developments in nearby growth areas, such as Miltonia Close EC, the neighborhood is poised to offer even more convenience and liveliness to daily life, making it an attractive choice for potential homebuyers.

Previously a mortgagee sale, the house was listed for $2.8 million. It occupies a 2,661 sq ft lot, amounting to $1,053 psf based on land area. Spanning across three storeys and a roof terrace, the house has a total built-up area of 3,243 sq ft. The ground floor features a living hall, a dining hall, a common bathroom, a granny’s room, a bathroom and a yard. Additionally, it also boasts a driveway and car porch with ample space for two to three cars.

The master bedroom, complete with a walk-in wardrobe, is situated on the second floor. An ensuite bedroom with a dresser area can also be found on this floor. Finally, the third floor comprises two more bedrooms, a balcony, and a family hall. This property has attracted the attention of potential buyers due to its spacious land size, which is comparable to some semi-detached houses. It is a great deal for both upgraders and multi-generational families.

The house is part of the Villa Verde landed development, completed in 2000. The development comprises 515 terraced units, with land sizes ranging from 1,614 sq ft to 3,468 sq ft. Located in District 23, Villa Verde is surrounded by many amenities, including Choa Chu Kang Stadium, Choa Chu Kang Park, and malls such as Yew Tee Point, Lot One Shopping Mall and Bukit Panjang Plaza.

Four primary schools are situated within 1km of the property: De La Salle School, South View Primary School, Tech Whye Primary School, and Yew Tee Primary School. According to URA caveats, eight terrace houses, including this one, have been sold at Villa Verde so far this year. The most recent transaction took place on June 27, with a 1,541 sq ft property selling for $2.49 million ($1,616 psf).

Other recent sales include a 1,517 sq ft terrace house that went for $2.45 million ($1,615 psf) on May 26, and another house that transacted for around $2.17 million ($1,614 psf) on May 15, with a land area of 1,343 sq ft.
