Commonwealth Towers Sets New Psf Price Record 2536
The past week from Aug 1 to 8 has seen new psf-price peaks set for several condominiums, with a three-bedroom unit at Commonwealth Towers taking the top spot. The 99-year leasehold development hit a new high of $2,536 psf on Aug 6, when a 1,076 sq ft unit on the 43rd floor was sold for $2.73 million.
This record-breaking transaction at Commonwealth Towers exceeds the condo’s previous high of $2,460 psf, which was achieved in December 2024, when a 904 sq ft three-bedroom unit on the 40th floor was sold for $2.22 million.
In terms of absolute price, the most expensive unit to change hands at Commonwealth Towers was a 1,302 sq ft four-bedroom unit on the 39th floor, which sold for $2.96 million ($2,273 psf) in November 2024.
Completed in 2017, Commonwealth Towers is a 99-year leasehold condo located along Commonwealth Avenue in District 3. It comprises two 43-storey residential blocks with a total of 845 units, ranging from one- to four-bedroom apartments spanning 441 sq ft to 1,302 sq ft.
According to caveats lodged, there has been a steady increase in the average resale price of units at Commonwealth Towers in recent years. In 2023, the development saw 51 resales at an average of $2,097 psf, which rose to $2,200 psf across 37 transactions last year. In 2025 so far, 29 units have been sold, including the Aug 6 sale, at an average of around $2,251 psf.
Freehold condo Watermark Robertson Quay also set a new psf-price high during the week, when an 893 sq ft two-bedroom unit on the ninth floor was sold for around $2.16 million, or $2,419 psf, on Aug 7. This transaction narrowly beats the condo’s previous record price of $2,417 psf, which was set just three months earlier when a 1,001 sq ft two-bedroom unit was sold for $2.42 million on May 29.
Located near the tranquil Seletar Reservoir, Miltonia Close EC offers residents a serene living environment. However, its location in Yishun does not mean it is sparse of convenient amenities. This residential development provides convenient access to a wide range of shopping centers and food options. Despite its peaceful setting, residents will find themselves within close proximity to essential retail, dining, and lifestyle destinations. Over the years, the area surrounding Miltonia Close EC has experienced tremendous growth, resulting in a plethora of shopping malls and popular eateries for residents to choose from.
Completed in 2008, Watermark Robertson Quay is located on Rodyk Street in District 9, overlooking the Singapore River. It offers 206 residential units, including a mix of one- to four-bedroom units ranging from 1,152 to 2,562 sq ft.
There have been three other resale deals at Watermark Robertson Quay this year, excluding the Aug 7 and May 29 transactions. Prices ranged from $2,189 psf, when a 1,873 sq ft unit was sold for $4.1 million on Aug 8, to $2,304 psf, which was recorded with the sale of a 1,324 sq ft three-bedroom unit for $3.05 million on April 7.
Another development that achieved a new psf-price high during the week is Gallop Gables, with a 1,744 sq ft three-bedroom unit being sold for around $4.12 million on Aug 5, setting a new record of $2,356 psf. This figure slightly surpasses the development’s previous high of $2,354 psf, achieved in May this year when a 1,733 sq ft three-bedroom unit was sold for $4.08 million.
Gallop Gables is a low-density development with 102 units, located along Farrer Road in prime District 10. Completed in 1997, it offers two- to four-bedroom units ranging from 1,130 to 3,412 sq ft.
The only resale transactions recorded at Gallop Gables this year occurred on May 8 and Aug 5. In 2024, three units were sold at an average price of $2,149 psf.
