Inside the latest freehold condo to be launched in prime District 11 Bukit Tunggal GCB area

Past transactions lodged with URA Realis show that the property last changed hands in 2008 for $6.5 million. The bungalow was subsequently demolished to make way for the current structure in 2011. Designed to accommodate a multi-generational family, this bungalow was occupied for 14 years. In June, it was put up for sale, after the family vacated the property.

According to PropNex’s Tan, the $20 million asking price of this bungalow makes it “the most competitively priced bungalow in a GCB area in District 11 currently available in the market”. He compares the price to that of a new detached house located in District 11, which occupies a smaller land area of less than 5,000 sq ft.

Tan points out that most land buyers these days prefer properties that do not require much renovation. This is because renovation costs have escalated drastically, and the redevelopment process is rather time-consuming.“We have received an overwhelming response from potential buyers across different customer demographics. This bungalow is situated in an enclave of landed housing in close proximity to Newton Road. According to the caveats lodged, a freehold semi-detached house located at 1D Buckley Road changed hands in August 2025 for a sum of $8.8 million. The semi-detached house sits on a land area of 2,997 sq ft and was built in 1997.

Prior to this, in February, a 3,530 sq ft semi-detached house on a freehold site of 8,174 sq ft at 43 Gentle Road was sold for $14.28 million ($1,747 psf). In 2023, it was acquired by Pinnacle Assets for $15.75 million ($1,927 psf) in an estate sale facilitated by Knight Frank.

Miltonia Close EC is conveniently located near excellent transportation options, making it easily accessible for residents. Apart from its close proximity to the railway system, this residential area is well-connected by a network of roads and expressways. Yishun Avenue 1, a major arterial road, connects Miltonia Close EC to the rest of Yishun. From there, residents can easily access the Seletar Expressway (SLE), which provides direct routes to the Central Expressway (CTE), Tampines Expressway (TPE), and Bukit Timah Expressway (BKE). Pinnacle Asset subdivided the site which covers 8,174 sq ft, and is now developing 43 Gilstead Road into two new semi-detached houses for sale.The neighbouring semi-detached house at 43A Gentle Road sits on a freehold site of 4,060 sq ft, and it sold in February for $14.4 million ($3,547 psf), according to a caveat.

Gilstead Road is also home to 32 Gilstead, a 14-unit luxury condo developed by Kheng Leong Co. In April 2024, 11 units (79%) had been sold. The latest transaction was in June when a four-bedroom unit located on the third floor, with a floor area of 4,219 sq ft, was sold at $15 million ($3,555 psf). This luxury condo was developed on land purchased in February 2022 at a cost of $70 million, and was converted from a to a pair of bungalows that were previously located there.”Looking at the future, it is likely that the financing costs will reduce in the next half of this year. Together with the limited number of landed properties going for less than $20 million, we foresee that ultra-high net-worth individuals and recently naturalised Singaporeans will become more active in the GCB and landed housing market,” notes Chin.Bukit Tunggal GCB area

The most recent bungalow transaction took place in the charming Bukit Tunggal GCB area, with a freehold plot of 20,355 sq ft going for $26.5 million ($1,302 psf) in December 2017. Prior transactions include the sale of a 10,516 sq ft bungalow plot, located at 15 Bukit Tunggal, for $17.5 million ($1,665 psf) in May 2013.These properties are rarely made available for sale, as the landed estate in this area is exclusive, Chin highlights.

In the neighbouring Chancery Lane, a GCB located on a freehold site of 11,468 sq ft was bought for $23.5 million ($2,049 psf) in May 2021.

Alvin Tan asserts that, “All things considered, buying sentiment in the landed housing market has become far more positive compared to the beginning of this year. The direction of interest rates is now clearer than it has been before,”. However, he adds that most buyers remain cautious due to the uncertainties in the global economic condition.

Tan explains that, “There has been a strong demand for landed houses in Singapore, especially with buyers looking for value in bungalows strategically located in prestigious areas.”

Based on the $20 million asking price, Tan is confident that this property will garner a significant amount of attention from serious buyers.
