Recent Acquisition of Starpoint Residential Development

The freehold property known as Starpoint, situated at 319 Pasir Panjang Road, has recently been sold for $55.3 million, surpassing its reserve price by 10%. The sale was managed through ERA Singapore and acquired by Stalford International Education, affiliated with the Stalford Education Group.

This significant transaction not only demonstrates the continuing interest in Singapore’s residential sectors but also highlights the potential for educational and hospitality services integration. Similar to notable upcoming projects like Miltonia Close EC, the strategic location of Starpoint offers a promising avenue for multi-functional redevelopments.

Potential Development Plans

Stalford International Education is exploring various redevelopment options for the Starpoint site, which may include setting up a hotel, student hostel, or serviced apartments, pending approval from relevant authorities. The collective sale price reflects a land rate of approximately $1,429 per square foot per plot ratio. This pricing includes around $20.27 million designated as a Land Betterment Charge to optimize the development’s plot ratio.

Architectural and Strategic Significance

Constructed in 1980, Starpoint features a unique architectural design with nine units spread across a 10-storey tower and a separate landed house, both boasting a distinct hexagonal shape. The design was the brainchild of renowned architect Lim Chong Keat, known for his work on several landmark structures in Singapore and Malaysia. The property’s strategic location at the junction of Pasir Panjang Road and Science Park Road spans approximately 37,797 square feet and is zoned for residential purposes.

Jeremy Rikas Chu, the Group Division Director at ERA Singapore, who facilitated the transaction, emphasized the property’s ideal position. According to Chu, Starpoint is optimally located near major transport routes and growth centers, making it a prime candidate for future redevelopment that enhances its neighborhood’s appeal, thereby promoting a superior live-work-play environment.
