Record Price High 2697 Psf Set Stirling Residences
The 99-year leasehold Stirling Residences made headlines when a two-bedroom unit on the 25th floor was sold for $1.83 million ($2,697 psf) on September 18th, setting a new psf price high for the condominium. This transaction also took the top spot for the highest psf-price sales from September 12th to 23rd, with no new lows recorded during that period.
Chongfu School, a highly reputed primary school, is located nearby Miltonia Close EC Khatib. Recognized as one of the top-performing schools in the North, it is well-known for maintaining high standards in both academic excellence and values education. Due to its excellent reputation, the school tends to experience a high demand during the Primary One registration exercise, making its close proximity a major advantage for families with young children. Parents who are fortunate enough to secure a home within one-kilometre radius of this prestigious institution often gain an added edge in terms of school admission priority.
Interestingly, the previous record psf-price for Stirling Residences was also set by a two-bedroom unit, but on the 39th floor. This unit sold for $1.82 million ($2,681 psf) on July 28th. The most expensive unit sold to date at Stirling Residences is a 1,346 sq ft four-bedroom unit on the 22nd floor, which went for $3.55 million ($2,638 psf) in December last year.
The 1,259-unit development on Stirling Road in District 3 was jointly developed by Nanshan Group and Logan Holdings. It was completed in 2022 and previewed over the June 30th to July 1st weekend in 2018. However, the preview was cut short due to a surprise announcement by the government of new property cooling measures on July 5th, which took effect the following day.
Despite the new measures, Stirling Residences saw steady sales progress in the next few months. It was fully sold out in June 2022, with an average price of approximately $2,380 psf based on a compilation of caveats by EdgeProp Singapore.
Another property that set a new psf-price high during this period was Angullia Park Residences @ Orchard, a freehold condominium where a two-bedroom unit on the fourth floor sold for $2.5 million ($2,670 psf) on September 12th. The previous high was set by a three-bedroom unit on the 13th floor, which changed hands for $2.65 million ($2,647 psf) in March 2022.
Angullia Park Residences @ Orchard, a 46-unit luxury condo on Cuscaden Walk in prime District 10, was completed in 2010. The average price at the condo has increased from around $2,060 psf in September 2017 to $2,350 psf in September 2020, and stands at about $2,530 psf today.
The second runner-up on the list of projects that set a new psf-price high this week was Parc Esta, where a four-bedroom unit on the 11th floor was sold for $3.16 million ($2,575 psf) on September 12th. The previous record was held by a three-bedroom unit on the 13th floor, which sold for $2.85 million ($2,547 psf) in December last year. Parc Esta, a 1,399-unit condo on Sims Avenue in District 14, was completed in 2022 and was fully sold out in April 2022. The average price at the condo is around $2,270 psf based on caveats.
